THE FIELD GUIDE

Acreage or hobby farm? Start with how you will use it.

The right property depends on the life you want to lead, not simply the number of acres.

Acreage describes size, not permission

A listing’s description does not establish zoning or approved use. Confirm what is allowed on the parcel with the relevant planning authority.

A home with outdoor space

For country-home living, focus on the dwelling, privacy, services and the amount of land you want to look after. A large area you will never use still needs a plan.

Land for growing or animals

A hobby-farm brief should identify the activities, buildings, water and usable ground required. Discuss drainage, fencing and local rules with professionals familiar with the area.

Compare the whole commitment

List likely equipment, maintenance and improvement needs for each property. A smaller parcel with the right layout may fit differently from a larger parcel with constraints.

This guide offers questions to take to local professionals. Requirements depend on the jurisdiction and the particular property.
